California rent reporting

The law requires an offer. The tenant keeps the choice.

California AB 2747 requires many residential landlords to offer tenants optional, positive-only rent reporting. It does not require a tenant to enroll, and it does not turn late payments into part of the offer.

The short version

Offer, record, repeat annually.

  1. 1. Check whether the property is covered.

    A single building with 16 or more homes is generally covered. Smaller buildings can also be covered depending on the owner’s portfolio and business structure. Assisted housing follows a different California section.

  2. 2. Give each rent-obligated tenant a written offer.

    Covered landlords offer at lease signing and at least once each year afterward. The document names the reporting agencies, fee, response instructions, opt-out process, and signature block.

  3. 3. Report only after the tenant elects it.

    Enrollment is optional. Each person obligated on the lease makes an individual choice, and may later request that reporting stop.

For renters

Optional does mean optional.

  • Only complete, on-time rent payments belong in an AB 2747 positive report.
  • You can decline without losing the tenancy.
  • You can ask to stop reporting; re-enrollment then has a six-month waiting period.
  • A landlord cannot take an unpaid reporting fee from the security deposit or use it to end the tenancy.
  • No service can promise a particular credit-score increase.

For owners

The fee and delivery rules are specific.

  • Offers may be delivered by email or first-class mail.
  • A mailed offer includes a self-addressed, stamped response envelope.
  • The monthly fee cannot exceed the lower of actual cost or $10.
  • If reporting costs the landlord nothing, the tenant fee is $0.
  • The offer duty returns at least annually for each covered tenant.

What BestSpace does

Any future reporting connection will use an approved specialist provider and positive payment data only. Provider availability, bureau coverage, timing, and credit-score effects must be confirmed before a tenant elects the service.
